Seniors Self-Contained Housing

The Medicine Hat Community Housing Society manages 229 Seniors Self-Contained units in seven buildings throughout Medicine Hat and Redcliff. This program offers self-contained housing units in both high-rise and low-rise accessible buildings. These units are available for low income households who meet eligibility requirements. Income maximums are identified in the chart below according to bedroom size and are determined and set by the Government of Alberta.

Adult individuals who are able to live and function independently may apply for our Seniors Self-Contained Housing program.

Qualified applicants 65 years of age or older are given priority on the waitlist.

Qualified applicants between the ages of 55 and 64 will be given second priority.

Qualified applicants 55 years of age and under will be given third priority into two of the seven buildings, Luther Manor and Parkside Manor.

Generally, rent is based on 30% of total combined household income. Utilities, Cable and Parking are not included in the rent however are significantly lower than in the private market due to bulk rate costs to the housing society.

All tenants are re-evaluated annually to determine continued eligibility and establish a newly calculated rent that is geared to their income. Tenants are responsible for advising the MHCHS of income changes when they occur and throughout the year and upon request.

Rent

Generally, rental fees for a housing unit make up 30% of the household’s total combined income as per line 150 of the most recent Notice of Assessment. If the household is a recipient of a social allowance or designated Alberta Grant Funding, rent is based on rates determined by the Social Allowance Rental Rate Schedule (under the Social Housing Accommodation Regulation).

Other Costs

Utilities, cable, and parking are not included in the rental fees of Seniors’ Self Contained Housing units. However, the costs associated with these services are regulated by the housing society’s bulk rates, ensuring that they are significantly lower than regular private market costs.

Annual Evaluations

The MHCHS evaluates all Seniors Self Contained Housing tenants on an annual basis to determine their continued eligibility for the program and to calculate new rental fees based on any changes in the household’s income. Tenants are responsible for advising the MHCHS of such changes to household income and family composition throughout the year and upon request.
