Rent Supplements

If you are in need of ongoing financial assistance to pay your rent, you may qualify for one of two types of the MHCHS’s Private Market Rent Supplement program: Rent Geared to Income and Fixed (RGI), or Direct Rent Supplement (DRS). RGI provides private rent subsidies to participating landlords in order to provide lower-priced housing to qualifying individuals. DRS provides rent subsidies directly to qualifying individuals on a monthly basis, in order to assist them with their rental fees. Both types of Rent Supplement programs are geared towards individuals who are better suited for the private market or who prefer to remain in their current home, but have financial difficulty maintaining their residence.

Rent

Qualifying participants of the Rent Geared to Income program pay their landlord a more affordable rent based on 30% of their household income, unless their household is in receipt of a social allowance or designated Alberta Grant Funding, in which case rents are based on predetermined rates (as per the Social Allowance Rent Rate Schedule through the Social Housing Accommodation Regulation). Recipients of this subsidy must sign a lease agreement with a private landlord and abide by the rules and regulations established by their landlord .

Generally, qualifying participants of the Direct Rent Supplement program must pay 30% of their household income towards their monthly rent, unless their household is in receipt of a social allowance or designated Alberta Grant Funding, in which case rents are based on predetermined rates (as per the Social Allowance Rent Rate Schedule through the Social Housing Accommodation Regulation). The MHCHS will pay the balance of the rent owing, provided that it does not exceed the allowable maximum according to the tenant’s needs.

Other Costs

All recipients of rental supplements are responsible for any utility costs over and above rental fees. The RGI program provides monthly utility reimbursements to those tenants whose heat, water, waste removal, and sewer services are not included in their rental fees. Even with this reimbursement, the tenant is required to pay his or her own electricity expenses.

Annual Evaluation and Inspection

Though participants of the Private Market Rent Supplement program are not tenants with the housing society, the MHCHS evaluates participants on an annual basis to determine their continued eligibility for the program. All private market rental units receiving subsidies from the MHCHS are subject to an inspection to ensure they meet minimum health and safety standards.
